Social Media Management. Is it worthwhile? by Cody Woodmass

One thing that I commonly see among business owners is that they don’t understand the importance of social media management. It’s not just hiring someone to post photos for you, it’s about hiring someone to come up with a strategic plan to reach more customers, creating or organizing quality content to wow viewers, to schedule and boost posts that will maximise reach within a certain budget. The thing is that it’s no easy task, its tedious and time consuming and a lot of thought process is involved.

A good social media manager will review your current analytics, see what gets the most reach and is relevant to your business. For some it may be a more personal approach where posting more client stories or team profiles create better results, or for some it may be articles on industry related subjects and sales results. A good social media manager will have a knowledge of what is going to be successful for your business based on your target audience.

When hiring a social media manager, it is beneficial to hire the full package. This meaning a company that will look after A-Z. Your planning, content creation and posting. This will save time and more than likely cut costs as the business works in house. It also gives you more of a say when it comes to content creation, as you are in discussion with one person rather than having your message relayed.

There’s two things that are undoubtedly the most important areas of social media management. Targeting and Analytics. Targeting allows you to reach new audiences who may be related or interested in your business/industry. Correctly executed targeting can drive brand awareness, generate leads, website traffic or sales dependant on the content posted. Targeting allows you to drop your content in to specific social media users feeds by utilizing options such as gender, location and interests. Having a run down of the analytics for your social media accounts is crucial. As a business owner or marketing manager you want to be seeing results. I see a lot of social media management companies don’t bother to share these analytics with their clients which can leave a lot of businesses paying for this tool but not gaining anything from it. Ensure you are receiving analytics to map growth and sales/leads.

So you have always wondered, what is the key to Real Estate digital marketing?

“You need quality content.”

I’ll put it to you in 3 simple steps. The first being your content. This ranges from your property photos and videos to your brands imagery. Using social media, a personal website and having a strong profile on your franchise’s website can be a huge pulling point for potential buyers/vendors. You need quality content, that means clean and professional content, well balanced lighting, smooth video, no blur or unrealistic looking blue skies. This professional look gives buyers/vendors a trusting vibe that means they know if they are to buy or sell with you they will receive the same quality of content as what you depict.

The way you portray yourself online is the first impression. First impressions are an essential time to win these clients over and to stand out from the rest. If you don’t look approachable in your profile photo, these potential clients are already thinking of looking elsewhere without actually meeting you. If you look awkward or shy in your video segment people will see you lack confidence. Take the time to perfect your look, practise in front of the camera or in front of your family, use body language in your videos to radiate confidence and ensure you have a natural laugh when photographing a profile image to capture that friendly and approachable look.

Last of all. Social media paid advertising will increase awareness of your brand, as well as reach new audiences/clients. If you have the ability to pay for advertising or can find a way to incorporate it to your vendor marketing costs you’ll be a huge step ahead of the competition. Posting a property on facebook with the right targeting and budget can significantly boost that properties online traffic by the thousands if done correctly. This is something that most agents will outsource as it can get tricky and tedious, but is worthwhile. If you were to post a photo of your team, a quote of a testimonial from a vendor, or a sold sign then this form of paid advertising will push your brand to the back of thousands of untapped potential clients minds.

If you are reading these thinking you or your team could benefit from any of this, don’t hesitate to give me a message. These are vital cogs in the machine of digital marketing and when done correctly can result in huge success. By working with a quality content creator, you are giving your buyers/vendors another level of trust that will keep them coming back every time.
